I just registered myself on the buyer list. Its latest developments within Selangor/KL are Laguna Biru, Tasek Biru (somewhere in Sg Buloh, near Valencia) and Alam Prima, Seksyen 22, Shah Alam. I really hope that I will be informed of their next development, and sure, I will update it here… only if I think it’s a good buy.
SPNB was established on 21 August 1997 as a wholly owned subsidiary of the Minister Of Finance Incorporated (MOf Inc.) Being an arm for the government to provide ‘rumah mampu milik’ for the people means that this company specializes in low-cost residential development. Period. Thus, you should not consider if 1 day it sells medium cost apartment.
I think there are Alam Prima units still available for sale, as you can see huge advertisement on its building when 
you are passing Federal highway, just behind Carlsberg factory. Alam Prima is a freehold medium cost apartment located in Section 22, Shah Alam. It comprises of 771 sf and 851 sf 3 bedroom units with total of 435 units. The developer offers RM500 for the down payment, 7% bumi discount and free legal fees. Location wise, even though most dislike it being near to Carlsberg ( which I think it is not very near), it is near to amenities and highways (Federal, KESAS, NKVE and Elite). I think it is a good investment, from RM 133,699, well you know’lah, properties in Shah Alam’kan mostly over-rated and over-priced. (but deep down in my heart, “Beli property kat Kelana Jaya or Subang lagi best daa”). Well, by psf, you can notice that the price is similar to Kelana Jaya and Petaling Jaya properties, around RM 170 psf.
Anyway, I think it is the best 5-minute spent for any of you to just register yourself on the buyer list. The price of its development is damn cheap, and I am sure that you can make a profit from any low-cost development. This is a great opportunity for a fresh graduate who just started working to step in to real estate world. Forget’lah all about that quick rich schemes your that friends promote you!

yelah, at RM 175 psf, I think you can find better property around Kelana Jaya, right?

saya harap azril dapat membuat post mengenai projek kondo Titiwangsa Sentral. Ianya terletak di tengah2 bandar KL, iaitu bersebelahan Vistana Hotel, stesyen STAR & Monorail dan Hentian Bas Pekeliling. Terdapat banyak lagi unit bumi yang masih belum terjual. Saya rasa dalam lebih kurang 50+ unit ke atas. Saya antara salah seorang pembelinya, saya yakin ia dapat memberi pulangan yang baik. Dan saya harap ramai orang kita dapat memanfaaatkan peluang ini. Saya membelinya dengan harga RM250k, sekarang sudah naik ke RM350k. Saya yakin masih ada ruang untuk kenaikan harga di sini. Terima kasih.

I dah pegi survey showhouse a day b4 raya haji and sales woman told me that ‘ALL’ bumi lots hv been sold?? is it true? do drop me a msg thru my email if there sre ‘TRULY’ a lot of bumi lots still not sold bcoz i believe, this developer is trying to make funny out of ‘bumi lots’…
Hold until certain periods and then apply to convert.. can easily sell off @ hifher price to ‘cha’… plse make a comment thru my email bro..!!
